Birmingham MLS 2010 1st Quarter Report

Are you ready for some good news? Finally we are seeing some evidences that the market is changing.

First quarter sales have increased 2%.  March sales are up 14%.

The first quarter average price is down by 3% and the March 2010 average price is down 2% compared to one year ago.
But the median price shows a 2% increase for the first quarter and a 5% increase in March compared to a year ago.

YEAR-TO-DATE REPORT

► Total residential sales in March 2010 were 977 compared to 854 a year ago (14% increase)
► Average price in March 2010 was $157,546 compared to $160,929 in March 2009 (2% decrease)
► Median price in March 2010 was $145,000 compared to $138,000 in March 2009 (5% increase)
► Average days on market were 109 days in March 2010 compared to 117 days in March 2009*
► Inventory totaled 10,949 for March 2010 compared to 10,649 in March 2009 (3% increase)
► 2010 First quarter total residential sales are 2,187 compared to 2,143 a year ago (2% increase)
► First quarter average price is $155,927 compared to $161,192 a year ago (3% decrease)
► First quarter median price is $135,600 compared to $132,600 a year ago (2% increase)
► First quarter average days on market is 105 days compared to 115 days in 2009*
